Department Overview

The Facilities Shift Technician performs skilled, journey level maintenance and repair work evenings, nights and weekends within all areas of OHSU facilities. Primary work is to respond appropriately to any after-hours requests for service and facilities emergencies to limit damage, restore safety, and return critical facility equipment to operation after failure. Work is performed independently where complex problem-solving is required. This position works on plumbing and piping systems, building architectural elements (doors, windows, roofing, painting), pumps, and fans; the fire alarm, building automation and pneumatic tube systems; hospital and research equipment; and performs limited electrical maintenance. At times, this position is the first responder to elevator troubles, fire alarms, power outages, floods, and other emergency situations.

Function/Duties of Position

  • Corrective and Preventive Maintenance.
    • Inspects, adjusts, maintains and repairs plant operating systems such as heating, minor electrical (repairs and/or replacement of electrical parts), ventilating and air conditioning systems, refrigeration units, ice machines, pumps, pneumatic controls, conveyors, locking systems, irrigation systems and energy management systems.
    • Repairs may require soldering, brazing, welding, or the use of polymer adhesives and epoxies.
    • Cleans, lubricates and adjusts equipment and machinery, electric motors, fan units, laundry equipment, compressors, and pumps.
    • Responds to emergency breakdowns and repairs or replaces needed parts to resume operation.
    • Diagnoses and repairs or attends to complex HVAC/R problems and/or alarms.
    • Diagnoses and repairs research equipment such as centrifuge and specialty freezers.
  • Fabrication.
    • May fabricate tools, machinery and machine parts from metal, wood, plastic and sheet metal using tools such as lathes and vertical milling machines or forges, tampers, straightens, bends and welds iron and steel at a limited level.
  • Performs facility maintenance incidental to operating equipment and systems, e.g. plumbing systems, doors, windows, roofs, and fire equipment.
  • Assists other skilled or journey-level trade people in the performance of their duties, as required.
  • Repairs and overhauls mechanical equipment such as fans, motors, pumps, etc.
  • Uses heavy-duty auger and sewer cleaning equipment.
  • Replaces light bulbs, ballast, receptacles and may work with 120, 208 or 277 volts.
  • Employee is first responder to all fire alarms and may be required to help others get to safety in life threatening situations, water damage control and determining "all clear" conditions.
  • Employee is first responder to system generated alarms and hazardous spills campus wide.
  • Responds to all heat calls using Apogee computer system or manually.
  • Employee is first responder to drive the snowplow and sander during ice and snowstorms.
  • Employee may be required to attempt rescue of people stuck in elevators and/or retrieves dropped belongings from elevator shafts if able to do so safely.
  • Resets or disable malfunctioning elevators.
  • Other duties as assigned.

Required Qualifications

  • Five years of facilities maintenance or trades related experience; OR
  • Completion of an approved Mechanical Maintenance Apprenticeship Program.
  • State of Oregon LME (Limited Maintenance Electrical) license or higher; AND
  • National CFC license; AND
  • Oregon Chapter of Air Conditioning Contractors of America Brazing Certification.
  • Competency with power and manual tools.

Preferred Qualifications

  • AA degree in related discipline.

  • Working knowledge of Simplex fire alarm system, Siemens Apogee and Johnson Metasys building automation systems.
  • Working knowledge of pneumatic tube conveyance system.
  • Working competency with Microsoft Office, competency with eAM CMMS, or other computerized maintenance management system.
  • Demonstrated knowledge, skill, and experience in the operation, maintenance, troubleshooting, and repair of HV AC and HV AC control systems, both pneumatic and DDC.
  • Journey-level proficiency with mechanical, electrical and plumbing systems and components.
  • Valid driver’s license.

Additional Details

Final schedule may include swing, grave, and weekend shifts.

 

Working conditions for this position may include any of the following; Working outside in inclement weather, environments containing dust, odor, high levels of noise, high temperatures, an
exposure to dirt, biological, chemical, or radiological hazards. In addition, you may be required to crawl into small, cramped spaces, work from ladders, scaffolds, or other above ground locations including high, sloping roofs, working around moving machinery and in confined spaces.
